Our Lending and Funding Partners are Direct Private Investors, Commercial Brokerage and Commercial Capital Advisory Consulting Firm which provide services Domestic and Internationally since 2012. WHAT DOCUMENTS DO WE NEED FROM OUR CLIENTS?
IMPORTANT: NO UPFRONT FEES to qualify with minimal paperwork and at no cost by submitting the following for Approval:
– Personal tax returns for the previous three years and personal financial statement on each principal.
– Business tax returns for the previous three years.
– Current balance sheet, profit, and loss statement & Personal Financial Statement.
– 12 Months Business & Personal Bank Statements; Itemized List of Bills, Debts with any Statements to Pay-off, if applicable.
– Current Mortgage Statement for Refinance; Accepted Purchase Offer or Contract to Purchase, if applicable.
- For Fix & Flip and Buy & Hold properties please follow specific (TBD) guidelines for required paperwork from lending partners.
***ALL PAPERWORK REQUESTED BY REGAL FUNDING LLC MUST BE COMPLETED AND SENT BACK TO US WITHIN 72 HOURS OF RECEIPT OR YOUR PROJECT REVIEW WILL EXPIRE***
Many of the large commercial projects can fund within 5-7 business days for existing clients and 30-45 days for new clients. So, DO NOT DELAY IN PROVIDING ANY REQUESTED DOCUMENTATION OR FOLLOWING LENDING INSTRUCTIONS TO GET YOUR PROJECT APPROVED AND FUNDED!!! We do not waste time getting the needed funding for viable projects!
WHAT FEES ARE CHARGED TO CLIENTS?
No Upfront fees with the exception of real estate appraisals from third party vendors. These fees are not paid to Regal Funding LLC and will be determined by the appraiser or appraisal company.
DOES REGAL FUNDING LLC PROVIDE LETTER OF INTENT (LOI) AND PROOF OF FUNDS?
Regal Funding LLC and its funding partners will only provide a Letter of Intent (LOI), Proof of Funds, and/or Financials once we review a real estate or other projects, take an interest, and decided to move forward with the funding process, which includes the borrower(s) signed acceptance of the Loan Term Sheet. The information will only be provided to specific individuals (i.e. buyer or seller attorneys and other stipulated authorized parties) for strict privacy concerns. There are no exceptions!
WHO DETERMINES POINTS OR COMMISSION AMOUNTS ON REAL ESTATE LOANS?
Regal Funding LLC in conjunction with our Lending and Funding Partners will ALWAYS charge FAIR and EQUITABLE points used to determine commission payments for our real estate funding services. In some cases, there may be a non-negotiable standard or minimum required number of points charged depending on the type of loan and/or funding source.
In cases, where there is a Co-Broker and/or other individuals (i.e. agents, business partners, interested persons, etc.), who are involved and need to be compensated, we will attempt to honor your existing funding contract with commission points already structured. Transparency is important, so we will require a copy of the existing contract because the points will be divided for the commission payouts between Regal Funding LLC, Our Funding Partner(s) and the Co-Broker's Team. However, depending on the loan amounts and/or funding source this may and oftentimes does change especially on the larger commercial projects. In essence, the check writer will determine and set the total number of points to be charged and split between ALL parties (Regal Funding LLC, Our Funding Partner(s), and the Co-Broker's Team). This is also non-negotiable. THEY WANT FAIRNESS IN POINTS CHARGED AND NO PREDATORY PRACTICES!!!
DO WE HAVE A CLIENT REFERRAL PROGRAM?
YES!!! Depending on the transaction type and size. We will offer a "client locator" referral fee, which is ten percent (10%) of the total commission paid to Regal Funding LLC from client locator referrals, only if the real estate transaction meets our minimum requirement of $250K (or more) or business project funding meets our minimum requirement of $3M(or more) is funded and closes. And, five percent (5%) of the total commission paid to Regal Funding LLC for a completed and funded small business capital funding advance that meets our funding requirement of $10K-$1M. (i.e. Regal Funding receives $1000.00 the 10% referral fee is $100.00 or 5% referral fee is $50.00).
ARE WE CREDIBLE AND ETHICAL?
Regal Funding LLC works only with a few trusted, credible, and ethical lending partners. Our reputation is extremely important to us, period!
WHAT GEOGRAPHICAL AREAS ARE WE DOING BUSINESS?
Regal Funding LLC does business funding and investor only real estate funding in nearly every state in the continental US. However, there are some exceptions to real estate funding for certain states. But, give us a call because changes to state exceptions on real estate funding can occur at any time.
We provide funding outside of the continental US on specific projects, as well. Please call for details and restrictions.
WHAT TYPE OF TRANSACTIONS OR PROJECTS DOES REGAL FUNDING LLC NOT PARTICIPATE WITH?
Regal Funding LLC and our funding partners do not participate with any daisy chain transactions or projects. A daisy chain simply means that the person(s) sending the deal (transaction or project) to a funding source doesn’t have control over the deal, but he, she or they want to add a fee for forwarding the information to the funding source. Daisy chains involve too many people, are problematic, and a complete waste of our valuable time.

Executive Summary or Company Profile
Must be an LLC or Corporation
Funds Utilization and Exit Strategy for Loan Payback (i.e., fix & flip, buy & hold, refinance, etc.)
Must have Financial Reserves (Demonstrate Financial Stability)
The completed Client Broker Agreement and application that Regal Funding LLC will provide once the project is accepted and the funding process can proceed. This will help to ensure the process is moving forward and all parties have been secured in the transaction.
**Loans are not guaranteed until funds have been received by the closing agency (title company or attorney), disbursed to all pertinent parties, and the transaction is closed.**
